Qualified Terminable Interest Property Trust: Enables one spouse to
transfer property to someone other than the surviving spouse, but still qualify
for an estate tax marital tax deduction. To qualify, the surviving spouse must
receive all income from the property, annually, for life.
Quiet Title Suit: An action in court to remove a defect, cloud, or suspicion
regarding the legal rights of the owner to the parcel of land.
Quitclaim Deed: A deed in which the grantor warrants nothing; it conveys
only the grantor's present interest in the property, if any.
